Terms & Conditions of Booking

2024 PRICES

Weekly stays

7 nights starting on Friday (for Monday start dates please contact the owner)

  • From £472 - £630

Short breaks

Friday start, 3 nights

  • From £270 - £360

Monday start, 4 nights

  • From £360 - £480

Short stays must start on Friday or Monday as stated above unless agreed prior to booking.

Any length of stay ending between start days will be charged the cost for the next long stay night. e.g. A holiday of 5 nights will incur the cost of a 7 night holiday.

For bookings made for 10 or more nights discounts apply at certain times of the year for extra nights please discuss with the owners.  Maximum stay 28 nights.

14 nights or more receive a meal voucher. (see special offers)

The period of letting is...

Arrival: Not before 3 pm on checkin day.

Vacating: 10 am departure please

Confirmation

We like to be there to greet guests on arrival so request you confirm your time of arrival a couple of days before the start of your holiday by email to: stay@theroost-shropshire.co.uk or text to 07789 393256

Bookings: can be made using the online booking system or by contacting the owner, Julie Goldthorpe either by:

Provisional bookings will be held for 5 days.

Deposit: of 25% is due at the time of booking unless booking is within 28 days when full payment will be required.

Balance: is due 28 days prior to the start of your holiday.

Payment - can be made through the online booking system using credit or debit card, or directly by BACs (Please speak with or email the owners for information).

Guest cancellation

Notification of any cancellation must be given directly to the owners, as soon as possible by;

Refunds for cancellations made:

  • Up to 4 weeks prior to start of holiday, guests will receive a full refund less £20.00 admin fee.
  • 4-2 weeks prior to start of holiday, guests will receive full refund less the 25% deposit.
  • 14 days up to check-in day, guests will receive a refund of 50% of the full price of the holiday.
  • No shows or reduction in stay once holiday has commenced, the full cost of booking is chargeable.

These terms are at the owners discretion.

Any bookings cancelled by a guest and subsequently rebooked by the owner will be refunded in full less £20 admin fee.

Covid-19

If Government rules enforce closure guests will have the option to receive a full refund or to rebook.

Owners cancellation

We retain the right to cancel your holiday should there be a reason beyond our control.  If this occurs a full refund will be given.  However, no compensation or payment will be made for extra costs incurred by any guest.

*Note:  Cancellation insurance is strongly recommended but not compulsory. 

The owners expect reasonable care to be taken, by all guests, for the property, contents, facilities and grounds.

Guests must respect the privacy and grounds of our neighbours.

Any breakages or damage to the property, it's contents or grounds must be reported as soon as possible to the owners.

The property and grounds should be left in the same state of repair and cleanliness at the end of the rental period as at the beginning.

We reserve the right to charge guests for any breakages, damage or extra cleaning required.

We reserve the right to charge guests for any damage caused or extra cleaning required by their dog/s.

Smoking

We do not allow smoking in the property and we may charge extra if cleaning is required due to breach of this condition.

Fire Safety

Candles and similar fire hazards are not allowed in the property due to our insurance.

Fireworks or Chinese lanterns are prohibited inside or outside the property at all times.

Dogs are not allowed on the furniture, bed or bedding.

We reserve the right to charge guests for any damage or extra cleaning required to the property due to their dog/s.

This is a rural area and there is livestock in the fields and sheep and ponies grazing open land.  Please keep your dog/s under control at all times and clean up after them. Dog excrement can pass disease to livestock.

We reserve the right to ask you to leave the property should your dog become destructive or an annoyance to our neighbours or livestock.
